INTRODUCTION

Hammersmith and Fulham are true gems in the crown of West London. The history of the area dates back to the Middle Ages when it was mainly composed of pastures and fields. All Saints' Church, which dates back to the 12th century, and the renowned Fulham Palace, served as the residence of the Bishops of London for many centuries. In the 18th and 19th centuries, Fulham began to develop, and following the opening of the Hammersmith Bridge, many breweries and whisky distilleries were opened, followed by a sugar factory. It was in the 1930s when the area gained cultural and literary significance with the opening of the Hammersmith Riverside Studio, a venue for film production, television broadcasting and theatrical performances. Today, Hammersmith and Fulham is a prestigious and popular residential area where many people aspire to buy property because of its great location, cultural heritage and excellent transport links.

SOCIETY AND LIFESTYLE

Hammersmith Bridge

The quiet and green neighbourhoods of Hammersmith and Fulham offer a relaxed and measured lifestyle. The area attracts both local Britons and international buyers. Many Australians, New Zealanders and Europeans live here. The area is predominantly home to affluent individuals due to the high cost of real estate - on average, prices start from £15,000 per square meter in new buildings.

The area exudes a relaxed atmosphere and a friendly neighbourhood spirit, because by and large everyone knows each other. One of the highlights of the area is the feeling of being outside the city, despite being just a stone's throw away from the city centre.

The neighborhood is great for family life. Families with children will appreciate the wide choice of schools, nurseries and day nurseries. Some local schools like St. Paul's and Godolphin and Latymer are listed in the top 5 schools in the UK.

SPORT AND RECREATION

There is an extensive range of sporting activities in the borough, from London's oldest and most famous Fulham Football Club to the many tennis clubs like the Thameside Tennis Club, Queens Tennis Club and Little Road Recreation Ground. For water sports enthusiasts there are the Fulham Reach Boat Club and Hurlingham Polo Club.

SIGHTS

Fulham Riverside

Fulham is literally bursting with greenery with numerous parks including Bishop Park, Frank Banfield Park - situated right in front of the Fulham Reach development - Furnivall Gardens and the picturesque Thames Path promenade, along which you can walk to the world's largest botanical garden, Kew Gardens, and right up to Westminster and the Parliament. There are also stunning lakes and reservoirs, adding to the appeal.

ARCHITECTURE

The neighbourhood is proud of its historic architecture, famous for its large number of Victorian and Edwardian houses with stunning facades, bay windows and decorative features. Many of these houses have now been converted into modern apartments. In recent years, several uxury residential developments have also been constructed on the banks of the Thames, including Fulham Reach, Riverside and Chelsea Riverside.

LOCAL EVENTS AND TRADITIONS

Fulham Street

There are many arts festivals in the area, thus one can always find artists, musicians and young talent performing nearby. Every spring in May, the exciting Hammersmith Regatta takes place, featuring a face-off between the Oxford and Cambridge universities.

The area is home to the famous Hammersmith Apollo, which hosts a variety of concerts and theatre productions. The Lyric Hammersmith Theater offers both classical productions and contemporary concerts. Art enthusiasts will also find numerous festivals catering to a variety of tastes.

GASTRONOMY AND RESTAURANTS

Fulham is blessed by numerous unique restaurants and cafes, including the signature River Cafe and Sam's Riverside. These spots are perfect for enjoying a cup of coffee while taking in the views of the river and passing ships. The local cuisine is a mix of traditional British dishes and modern culinary trends, making the area attractive to foodies and connoisseurs of delicious food.

TRANSPORTATION LINKS

Hammersmith Underground

Hammersmith and Fulham are renowned for their excellent transport links. Hammersmith tube station is served by four lines at once, making this location convenient for travelling throughout London. Premium areas of London, such as Knightsbridge and Mayfair, are just 10 minutes away. Five minutes on the tube is the huge Westfield shopping centre, and 10 minutes later you can be at the luxury department store Harrods. Heathrow Airport is just 30 minutes away via the Piccadilly direct line.

CUSTOMER APPEAL

Fulham Reach Facade

The neighborhood attracts not only buyers, but also real estate investors.

Annual statistics show that families want to buy property in West London because of the area's excellent schools and safety. Professionals appreciate the close proximity to the city centre and excellent transport links. The reason is identical for the many students that live here - it is convenient to get to many universities and colleges. For example, Imperial College, Kings College London, LSE (London School of Economics) and the University of Westminster can be reached in just 20-30 minutes.

Investors have taken notice of the neighbourhood because properties in London, especially new developments, rent out very quickly and at a high price. In Fulham, the average rent for one-bedroom apartments ranges from £2,800 to £3,000 per month, while two-bedroom apartments usually go for £3,900 per month.

Among new real estate developments in Fulham, one particularly popular one is Fulham Reach. The project is located right on the riverside with most of the apartments offering magnificent views of the Thames and Hammersmith Bridge. There are two restaurants, several coffee shops and a small Tesco supermarket on site. Residents of the development are offered a fully equipped gym with a swimming pool and spa, a cinema, 24-hour concierge service and parking. The apartments are delivered fully finished. Sales of the last building will commence in November 2023, with completion scheduled for 2026.
